# Ch-ch-ch-ch-changes... Turn and face the strange!

Since 2013, legal changes have reshaped the roles of estate agents and conveyancers, creating uncertainty. While I've been involved in advocating for some of these changes, it's important to acknowledge that many were necessary to protect consumers and ensure fairness.

In 2019, I recognised how homeowners, particularly those dealing with unsaleable properties due to issues like flammable cladding or toxic leases, were being failed by unenforced regulations.

Understanding my responsibility, I stepped in to help address these issues, ensuring that laws designed to protect buyers are upheld.

Over the past five years, I've developed solutions to these problems. I understand the frustration among industry professionals, especially regarding Consumer Protection Regulations (CPR) and material information legislation. However, these changes aren't about profit—they're about ensuring legal compliance and protecting consumers.

In a 2020/21 trial with a 24-branch agency, we demonstrated that correctly applying material information legislation reduced the post-memorandum of sale process by an average of 8 weeks, with 1,500 completions and a further 1,400 sale agreed transactions. The outcome was a more efficient process, benefiting clients, agents, and conveyancers alike.

I recognise the anxiety within the conveyancing profession due to these changes and the lack of clear communication. Bodies like the Law Society are trying to adapt, as seen with their digital TA6 form, but many perceive these changes as alien, particularly those driven by technology. However, these are necessary responses to real challenges.
